Taking on a building project can feel a little overwhelming, but I'm here to guide you through every stage. Below is a simple outline of how things typically work in Scotland, so you know what to expect.
I’ll start with an informal conversation, about your ideas, budget, and goals. This is where I’ll get a feel for what’s possible and explain the approvals you might need.
After our first chat, the next step is a visit to your property. This gives me the chance to see the space in person, take measurements, and carry out a survey of the existing building or site. Understanding the current layout and conditions is essential — it helps me design accurately and avoid surprises later on.
Next, I’ll prepare some early design options. At this stage, I’ll also check whether your project falls under permitted development rights (some smaller changes don’t need full planning permission) or if a planning application will be required.
If your project needs planning permission, I’ll take care of the drawings and forms, and submit them to the council on your behalf. I’ll also keep in touch with the planning officer and update you along the way.
Once planning is sorted (or confirmed as not needed), I’ll produce the detailed technical drawings and apply for a Building Warrant. This is a required way of making sure your project meets building regulations around safety, energy, structure, and more.
With the approvals in place, your builder can get started. If required I can stay involved during construction to answer questions, make site visits, and help keep everything on track.
When the work is finished, the builder provides evidence to the council that everything has been built as approved. The council will then issue a Completion Certificate—this is your official sign-off that the project is safe, legal, and ready to enjoy.
